Our specialists view on RevPAR growth across destinations in Asia

유엔세계관광기구(UNWTO) 조사결과에 따르면, 2019년 아시아 태평양 지역의 관광객 수는 또 다시 경이적인 성장세(약 6%)를 기록하였다. 가계 가처분소득 증가와 비자 발급 완화는 중국과 인도가 아시아 태평양 지역에서 가장 큰 아웃바운드 시장으로 부상하는데 가장 크게 기여한 두 가지 주요 요인으로 분석되었다. 계속되는 미-중 무역 분쟁에도 불구하고 중국 관광객 수의 두드러진 성장세는 지역 내 관광의 수요와 공급이 활발하게 이루어지고 있으며, 아시아 태평양 지역이 세계 관광산업의 중심으로 거듭날 것이라는 전망을 뒷받침하고 있다.

Tourism arrivals in Asia Pacific is set for another stellar year of growth (circa 6%) in 2019 according to the United Nations World Travel Organisation (UNWTO). Growing purchasing power and enhanced visa facilitation were sited as being two of the largest factors contributing to this increase, with China and India being the largest outbound markets across the region. This growth is despite the ongoing trade dispute between China and the USA and highlights the strong intra-regional travel, making Asia one of the more decoupled destinations from factors in the West.

중국의 경제성장 둔화에도 불구하고, 콜리어스 인터내셔널은 올해 관광객 수가 약 5% 성장률을 기록할 것으로 예상하고 있다. 미-중 무역분쟁에 따른 불확실성, 외화유출, 지정학적 리스크, 유가 등락 등은 약점으로 지적되나, 2020년 도쿄에서의 하계 올림픽, 하노이에서 처음 열리는 포뮬러 원(F1) 그랑프리, 여러 대형 MICE 이벤트 및 지속적인 가처분소득의 증가 등은 강점으로 꼽힌다.

Despite a slowing China, we expect tourist arrivals to grow circa 5% in 2020. The summer Olympics in Japan, Hanoi's first F1 Grand Prix, the return of several large MICE events and continued growth in disposable income should underpin this performance in 2020. However, headwinds prevail. Key risks will remain any further escalation of the US/China dispute, forex movements, geo-political events and oil prices.

지역 전체에 신규 공급되는 물량에 의해 수요가 흡수됨에 따라 2019년도 아시아 태평양 지역의 평균 RevPAR가 전년대비 약 0.8% 증가하며 한해를 마무리 할 것으로 예상된다. 향후 공급 파이프라인을 고려하자면, 2020년에는 대부분의 지역에서 수요와 보합을 유지할 것으로 보이며, 2021년에 이르러 현저히 줄어들 것으로 전망된다. 이는 예년에 발생한 공급량이 일정 부분 흡수 될 것을 의미한다는 점에서 중요한 시사점을 갖는다. 이와 같은 수급에 따른 객단가 상승은 지리-경제-정치적 역풍에 휘청대는 객실점유율에도 불구하고 2020년 평균 RevPAR 1.0% 상승을 견인할 것으로 기대된다. 각 세부 시장별 예상 단기 시황으로는, 중앙아시아와 남아시아, 동남아시아 세 지역에서 가장 높은 성장률이 기대되며 중국 전역에서는 RevPAR 성장이 주춤할 것으로 보인다.

We expect RevPAR across Asia Pacific to finish the year circa 0.8% up on 2018, with demand being tempered by new supply across the region. With some notable exceptions, we note that the supply pipeline across Asia is expected to remain in line with demand for 2020, before further dropping off in 2021. This should allow some absorption of the new supply witnessed in previous years. As such, we expect RevPAR across Asia Pacific to increase by circa 1.0% in 2020, underpinned by at least inflationary growth in average room rates, as room occupancy slides slightly or remains flat as headwinds prevail. Central and South Asia, together with South East Asia are likely to be the highest growth markets, whilst, we expect further negative RevPAR growth across China.
